Prices by home size
A typical Dallas re-roof costs about $450 a square. A square is 100 sq ft of roof, so that's about $4.50 per sq ft of roof.
| Home size | One story | Two stories |
|---|---|---|
| 1,500 sq ft | $12,700$10,300–$17,700 | $10,100$8,200–$14,000 |
| 2,000 sq ft | $16,900$13,700–$23,500 | $13,500$10,900–$18,700 |
| 2,500 sq ft | $21,200$17,200–$29,400 | $16,800$13,600–$23,400 |
| 3,000 sq ft | $25,400$20,600–$35,300 | $20,200$16,400–$28,100 |
Bold is the typical price. Under it, the range about half of jobs land in. A two-story home costs less than a one-story home of the same size, because its roof is smaller.
Why this is higher than some sites: one big home-services site lists a Dallas average of $9,500, with no home size or source. That's about what 2,000 sq ft of roof costs here ($9,000). But a 2,000 sq ft one-story home has about 38 squares of roof: the roof also covers the garage and porches, and it slopes.
Almost every Dallas re-roof needs a permit
Dallas requires a roofing permit when the work costs more than $500, materials and labor together. That covers the shingles and the wood under them. Repairs to rafters or joists need a separate building permit.
A registered roofing contractor pulls the permit. A homeowner can pull one only for their own home, doing the work themselves. Ask your roofer for the permit number before work starts. That is why Dallas has far more re-roof permits on file than Fort Worth, which needs one only when wood is replaced: 2,048 against 295 in the last 12 months.
What moves the price
- Wood under the shingles
- About 13% more if some has to be replaced, about $2,200 on a 2,000 sq ft one-story home. Roofers call it decking. You often won't know until the old roof is off. From 691 Fort Worth permits.
- Two stories
- About 20% more per square. The whole job can still cost less, because the roof is smaller. From 4,124 DFW permits that list the stories.
- Metal
- About 2 times the price of asphalt shingles. Treat this as rough. Only 47 permits named the material.
- Tile or slate
- Several times more than shingles. Prices vary too much to estimate.
Why quotes differ so much
The roofer matters more than the roof. When two different roofers did similar Dallas roofs, one price was typically about 1.5 times the other. From 36,342 pairs of similar jobs, Oct. 2023 to Sept. 2024.

Questions people ask
How much does it cost to roof a 2,200 sq ft house in Dallas?
About $18,600 for one story and $14,800 for two stories, with asphalt shingles. The two-story home costs less because its roof is smaller.
How much should a 2,000 sq ft roof cost?
About $9,000 in Dallas, if the roof itself is 2,000 sq ft (20 squares). A 2,000 sq ft one-story home has about 38 squares of roof, so it costs more: about $16,900.
What time of year is cheapest to replace a roof?
No month is reliably cheaper: permit prices change only about 7% across the year. Roofers are busiest in May and quietest in December, so winter may be easier to schedule.
How long does a roof last in Texas?
A home inspectors' chart rates asphalt shingles at about 20 years (flat 3-tab) to 30 years (architectural), and metal at 40 to 80. The same chart says hot weather and hail wear roofs out faster, so a Texas roof may not reach those numbers.
Prices are what roofers wrote on Dallas re-roof permits, not final contracts. Roof size is the building outline plus attached garage and porches, plus 30% for slope.
